The U.S. logistics warehouse system will experience relatively modest upticks in vacancy rates through the balance of the year and into 2023 as demand cools and supply chain bottlenecks ease, allowing more capacity to come online, the research unit of Prologis Inc. said Thursday.

Several data points provided Wednesday by logistics real estate provider Prologis showed warehouse space is likely to remain constrained for some time.

A new metric, “true months of supply (TMS),” which compares current vacancies plus the development pipeline to trailing net absorption, has fallen to 16 months in Prologis’ 30 U.S. markets. Logistics real estate rents increased 17.6% in the U.S. and Canada during 2021, according to a Thursday report published by logistics real estate investment trust Prologis Inc. Globally, rents were 15.4% higher, with Europe seeing growth of just 7.2%.

A June research report from Prologis (NYSE: PLD) points to several supply headwinds in industrial real estate markets that will make new facility completions fall short of demand over the next decade.

Prologis report details spike in logistics real estate activity

Demand for logistics space surges

Results of a quarterly industrial real estate survey conducted by Prologis (NYSE: PLD) showed a surge in activity in response to “strong retail sales and inventory restocking.”

After steadily increasing from a reading of 56 in the fourth quarter to 59 in the first quarter, Prologis’ Industrial Business Indicator jumped to a late-April reading of 68, “reflecting increased throughput and indicating strong future demand growth,” the report stated.
